Frequently asked questions

1. What is your fee structure and what can I expect in costs?

The fee structure is set by SACAP (South Afrcan Council for the Architectural Profession), however, the service may be modified and/or reduced in order to provide affordability.

2. What information do I require to begin the process?
  1. Title deed for your property.
  2. Existing plans where applicable.
  3. A brief (list of your requirements for a new house/alteration).
3. Who do I contact in the municipality for information on my current building?

Existing plans may be obtained by the municipality directly via their public portal or the architect may obtain these on your behalf.

4. Can I use an architect out of my province?

Yes, you may, the architect’s SACAP registration covers the whole of South Africa.

5. What happens if I am not able to afford the service any longer after it has begun?

The architectural services portion will be put on hold until an acceptable payment arrangement may be made.

6. Can I change architects’ mid-way in the process?

Yes, you may.

7. What are the stages/ phases of the service you can provide?

SACAP stages 1-6.  As described on the About us page.

8. What is the client liable for?

Liability regarding payment: the client is liable for the fees as agreed with the architect at the inception of the project.

9. What is the architect liable for?

Lies in completing the stages as agreed to at the inception of the project, professional indemnity insurance may also be required by the architect as per the SACAP standard contract between client and architect.

10. What is the general timeline/ duration of your service?

Generally, the municipalities take a minimum of 30 working days to approve plans.  It generally takes 2 weeks minimum to have plans ready for council application; however, council submission is preceded by a design and feasibility process client and architect and varies in duration depending on the complexity of the project.
