How the process works
STAGE 1: INCEPTION
The planning of your project starts here. Working together with you the client, to fully understand your project needs, dreams and goals.
STAGE 2: CONCEPT AND VIABILITY (CONCEPT DESIGN)
During this stage we will begin by preparing preliminary design sketches based on your requirements and budget to explore and illustrate possible options. We will review these options with you, pointing out the merits and responding to your input.
STAGE 3: DESIGN DEVELOPMENT
This stage refines the agreed upon schematic design for a clearer definition of the scope and quality of the finished project. Further cost projections will determine how closely the design conforms to the budget expectations, or what, if any, adjustments are required.
STAGE 4: DOCUMENTATION AND PROCUREMENT
4.1. Prepare documentation sufficient for local authority submission:
When the design concept has been decided, we prepare working drawings and specification documents. These are required to obtain building plan approval, tenders and to guide the contractor with the construction process.
4.2. Complete construction documentation and proceed to call for tenders:
We will advise you on your choice of contractor – usually done by calling for competitive tenders (quotes). You will be assisted in evaluating the bids selection of the contractor and the preparation of the contract between you and the contractor.
STAGE 5: CONSTRUCTION
We will consult with you and advise you during construction. On-site visits will determine if construction is proceeding in general accordance with the contract, and that the design, materials, and workmanship meet with acceptable standards.
STAGE 6: CLOSE OUT
You will be provided with regular progress reports to keep you informed, authorise staged payments to the contractor and remain involved until the project is completed.
